The four leak paths

1) Bricks: fired clay bricks absorb water once the mortar around them fails; frost cycles then crack them. 2) Mortar joints: lime or cement mortar breaks down after 40–60 years; open joints admit water directly. 3) Flaunching: the mortar cap around the pot cracks and lets water down the outside of the pot into the flue void. 4) Flashings: failed lead lets water down inside the stack against the roof, hidden until it appears internally.

Repair vs rebuild decision

Localised damage, a few open joints, a cracked pot, a failed flashing, is a repair. Structural movement (lean over 25mm), extensive brick face spalling, or missing bricks means the stack needs rebuilding from a sound course. Drone photography and a physical inspection tell us which.

Methods and materials

Repointing: rake out to 25mm depth, brush clean, repoint with matched mortar (typically 1:1:6 cement:lime:sand for post-1919 property, hydraulic lime NHL 3.5 for older). Rebuilds: match existing bricks or source reclaimed; bed in matched mortar to same proportions; flaunching in 1:3 cement:sand with pot bedded on lead sole. Flashings: code 4 lead, LSA-detail, chased 25mm into brick joint.

Residential vs commercial

Residential chimneys: single or twin-stack terraced, semi and detached, 1–3 days for a full repair, 3–5 days for a rebuild. Commercial: factory or industrial stacks and boiler flues, usually MEWP access and phased around production. Both use the same diagnostic approach.

Chimney Repointing

Chimney repointing is the removal of failing mortar from the joints between bricks, typically to a depth of 25mm, and its replacement with a fresh, matched mortar. Correctly done, it restores the stack's ability to shed water and locks the bricks against frost expansion for another 40+ years.

Lead Work & Lead Flashing

Lead work is the traditional, hand-formed metal detailing at every point on the roof where two surfaces meet, chimney stacks, side abutments to walls, valleys between roof slopes, box gutters, dormer cheeks and heads, parapet cappings, and window heads. Code 4, code 5 and code 6 lead sheet is cut, dressed and welded on site to create a watertight, 50+ year seal.
