What it is

A flat roof is any roof pitched below 10°, extensions, garages, dormers, porches, bay windows, single-storey commercial buildings. We install and replace flat roofs in two main systems: EPDM synthetic rubber and high-performance torch-on felt. Each has a place; the right choice depends on span, foot traffic, drainage and budget.

Who it's for

Homeowners with an ageing felt garage or extension roof, buyers with a survey flag on the flat roof section, extension builders needing a system that will outlast the plasterwork below it, and commercial property owners with warehouse, office or workshop roofs at end of life.

When it's needed

You need a flat roof replacement when the existing surface is blistering, ponding water, showing cracks or seam failures, when the ceiling below shows staining, or when a felt roof is more than 15 years old, beyond which failure is a question of when, not if.

Why professional work matters

Flat roofs fail at seams, upstands, drainage points and flashings, the detailing, not the middle of the sheet. Cut-price installs skip the upstand height, fillet detail, drip trim spec or termination bar, and the roof leaks within two winters. Specialist flat-roof work is a different craft from pitched roofing, and we treat it as such.

Cheap felt on high-traffic roofs

Standard mineral felt on a garage roof that also stores boxes or plant pots wears through at heel-strike points within 5–7 years. The correct spec is a mineral-cap-sheet torch-on with a walkway pad, or an EPDM rubber system rated for foot traffic.

Ponding water treated as normal

Water that sits on a flat roof more than 48 hours after rain is a fault, not a feature. It accelerates UV degradation, blisters the surface, and freeze-thaws the seams open. We correct falls with a tapered insulation build-up during replacement.

Upstands and flashings below spec

Building regs require minimum 150mm upstands at abutments. Where they're built to 75–100mm to save time, wind-driven rain runs behind the covering and appears as a leak on the ceiling directly below.

DIY torch-on felt

Torch-on is a hot works process requiring correct primer, correct overlap, correct dwell time, and a fire watch. DIY torch-on is a leading cause of roof fires, insurers routinely refuse cover on damage traceable to it.

EPDM rubber roofing

Ethylene propylene diene monomer, a single-ply synthetic rubber membrane bonded to the substrate. Available in single-sheet coverage up to 15m wide, eliminating seams on most domestic roofs. Highly resistant to UV, ozone and temperature swings. Typical lifespan 25–30 years. Ideal for garages, extensions and commercial low-slope roofs.

Torch-on felt (high-performance built-up)

Modern SBS-modified bituminous membrane, applied in three layers, vapour control, underlay and mineral cap sheet, using controlled propane torching. When installed to BS 8217 with the correct primer and overlaps, lifespan is 20–25 years. Cost-effective for larger commercial roofs and complex detailing.

Where each system fits

Garage roofs: EPDM for a long-life, seam-free finish; torch-on where budget is tighter. Extension flat roofs: EPDM for durability and minimal joints. Commercial single-storey: torch-on or EPDM depending on span and detail. We recommend on suitability, not on which we've got in stock. (We do not currently install GRP fibreglass flat roofing.)

How much does a flat roof replacement cost in Coventry?

A single garage roof in EPDM typically runs £2,500–£4,500. An extension roof £3,500–£7,000 depending on size and insulation upgrades. Commercial flat roofs are priced per square metre after a drone inspection. All quotes are itemised in writing.

Which flat roof system is best, EPDM or torch-on felt?

EPDM is best for long-life single-sheet coverage with minimal seams and no hot works. High-performance torch-on is cost-effective on large commercial roofs and complex upstands. There is no universal 'best', we spec per job.

Do you install GRP fibreglass flat roofs?

No, we do not currently install GRP fibreglass flat roofing systems. Our flat roof offering is limited to EPDM rubber and high-performance torch-on felt, both of which give a proven 20–30 year service life when installed properly.

How long does a flat roof installation take?

A single garage in EPDM: 2–3 days. An extension: 3–5 days. A commercial roof: phased over 1–3 weeks depending on size. Weather-dependent, torch-on hot works need dry conditions.

How long will a new flat roof last?

EPDM: 25–30 years. Three-layer torch-on: 20–25 years. Both well beyond the 10-year lifespan of budget mineral felt.

Can you repair my existing flat roof instead of replacing it?

Sometimes, localised felt splits, blistered patches and small seam failures can be patched to buy 2–5 years. Our drone inspection will show whether repair or replacement is the economical decision.

Do you handle emergency flat roof leaks?

Yes, same-day make-safe where possible, otherwise next-day. We tarp the affected area to stop the leak, then quote for permanent repair or replacement.

Is a flat roof suitable for foot traffic?

Yes, with the correct spec: an EPDM system with a paved terrace overlay, or a torch-on with a walkway pad. Standard felt is not designed for regular foot traffic and will wear through at pressure points.

Are you insured for hot works on my property?

Yes, £5m public liability with hot works cover, and every operative is hot works trained. We issue a hot works permit for every torch-on installation and conduct a one-hour fire watch after completion.
