Service overview

## Roof Replacements (Re-Roofing) properly explained.
No jargon, no filler. Here's exactly what this service is, who benefits from it, and why we don't take shortcuts on it.

What it is

A re-roof (or roof replacement) means stripping the entire existing covering back to the rafters, upgrading breathable membrane, batten and insulation, then re-covering with new or reclaimed tiles or slates. Unlike a repair, it addresses the underlying underlay and batten failure that causes most 'chronic leak' properties.

Who it's for

Homeowners with a roof that's had multiple repairs in the last five years, buyers of a period property flagged by their survey, landlords selling or refinancing, and anyone whose roof has visible dips, sagging ridge lines, or heavy moss growth signalling saturated underlay.

When it's needed

You need a re-roof when tiles are consistently slipping across the whole slope (rather than one localised area), when the underlay is torn or missing on inspection, when nail-sickness has rusted the fixings in a slate roof, or when insurance flags the roof for replacement.

Why professional work matters

Re-roofing is where the temptation to cut corners is highest, you can't see the underlay or batten grade once the tiles are back down. We photograph the timber, membrane, insulation and detailing at every stage so you have visible evidence of the specification you paid for.

What happens if it's ignored

## The cost of leaving it or getting it wrong.
The most expensive roofing decisions aren't the ones you make when you call us, they're the ones you make when you don't.

### Overlaying new felt without stripping
Some contractors 'over-felt' by peeling back tiles and slotting new membrane over rotten battens. Two years later the tiles slip and you're back to square one, having paid twice.

### Repeated repairs on a roof past its life
By repair three or four, you've usually spent 30–40% of a re-roof cost with the same problems returning each winter. Compound that over five years and a full replacement is often the cheaper decision.

### Sagging ridge that isn't addressed
A dip along the ridge line signals a rafter, ridge board or purlin problem. Re-covering over it hides the issue for one winter and guarantees leaks the next.

### Missed insulation and ventilation upgrades
A re-roof is the one chance in 40 years to correct loft insulation and add ridge/eaves ventilation without disruption inside. Skipping it locks in cold rooms, condensation and higher bills.

Our process

## A repeatable system, from first call to sign-off.

01

Step 1

### Free Drone Inspection
We fly a drone across the entire roof, ridge, valleys, verges, flashings and gutter line, capturing high-resolution photography. No ladders leaning against your walls, no guesswork, no call-out fee.

02

Step 2

### Clear Diagnosis
We talk you through what the drone footage shows: the condition, the cause, and the work required to fix it properly rather than paper over it. A full written condition report is available as a separate paid drone survey.

03

Step 3

### Fixed, Itemised Quote
An itemised written quote, materials, labour, access, waste removal, VAT, with clear deposit terms. Domestic jobs under £2,000 need no deposit. Stage payments available on larger projects.

04

Step 4

### Clean, Guaranteed Execution
Lyndon and the four-man crew arrive on time, protect your driveway and garden, work to PASMA/IPAF safe-access standards, and leave the site clean each evening. All workmanship is guaranteed.

05

Step 5

### Final Sign-Off
Once the job is complete we walk the property with you, share drone photography of the finished work, and provide a workmanship guarantee in writing. Your invoice is emailed the same day.

Why Coventry chooses us

## Concrete benefits not vague reassurance.

### Fixes the cause, not the symptom
New underlay, new battens, new ridge system, the parts that actually fail are all replaced, not just the visible tiles.

### 40+ year lifespan reset
Correctly specified re-roofs reset the clock on the whole system. You're not buying five years of relief, you're buying decades.

### Property value uplift
A documented re-roof with drone photography, written guarantee and manufacturer warranty is a strong asset in any future survey or sale.

### Warmer home, lower bills
Insulation top-ups and correct ventilation are built into every re-roof, not treated as extras.

### One controlled disruption
A single 1–2 week job replaces years of ad-hoc repair visits, better for your calendar and your patience.

### Written guarantee
Workmanship guaranteed in writing on completion, with manufacturer warranties registered in your name.

Deep detail

## Materials, methods & where each applies.
The specifics that separate a roof built to last from one built to invoice. Read it or skim it, either way, it's the answer to "what actually goes on my roof?"

### What we strip and replace
Every re-roof includes stripping the existing tiles, removing old underlay and batten, inspecting and treating rafters, laying new breathable underlay (typically Klober Permo Air or Cromar Vent 3), fixing new pressure-treated battens graded to BS 5534, upgrading loft insulation where accessible, refitting or renewing lead flashings, and covering with new or reclaimed tiles or slates.

### Tile and slate options
Concrete: Marley Modern, Redland Cambrian, Redland 49. Clay: Sandtoft, Dreadnought, Marley Acme. Natural slate: Welsh, Spanish, Brazilian. Fibre-cement slate: Cembrit, Marley Eternit. We also work with reclaimed clay tiles for conservation-area properties.

### Conservation & period property considerations
Coventry has several conservation areas and listed properties requiring specific tile or slate matches. We source reclaimed materials and hand-cut verges where the specification demands it, and liaise with Building Control and conservation officers where required.

### Residential vs commercial re-roofs
Residential re-roofs typically run 5–15 days on a domestic scaffold. Commercial re-roofs are phased around business hours, staged for tenant safety, and use specialist access, often mobile elevated work platforms (IPAF operated). Both follow the same core system: strip, upgrade, re-cover, sign off.

Straight answers

## Common questions before you call.
Can't find yours? Ring us on 024 7671 4341 and Lyndon or Georgina will pick up.

How much does a full re-roof cost in Coventry?A typical three-bedroom semi re-roof in Coventry falls in the £7,000–£12,000 range including scaffold, membrane, battens, ridge system, standard tile covering, labour and VAT. Detached houses and complex hipped roofs run higher. Every quote is itemised in writing.

Is it worth re-roofing or should I just keep repairing? As a rule of thumb: if you're calling a roofer more than once a year and repairs are creeping above £1,000 per visit, you're within three years of paying for a full re-roof anyway, just in instalments, without the warranty or improvement. A free drone inspection & detailed written quotation will tell you which side of the line you're on.

How long does a re-roof take?5–8 working days for a standard semi, 10–15 for a large detached property. Bad weather can extend timings by a day or two, we tarp overnight and don't leave the roof exposed.

Do I need to move out during the work? No. We work externally, tarp the roof each evening, and keep debris in a covered skip. Some noise and dust from the strip day is unavoidable, but the property remains fully habitable throughout.

Can I keep my existing tiles?Sometimes, clay tiles in good condition are often reclaimable. Concrete tiles rarely survive the strip intact. We assess and photograph tile condition during the drone survey and quote both reclaim and replace options where relevant.

Do you handle Building Control notifications?Yes. If the re-roof involves insulation upgrades or structural changes that trigger Building Control, we co-ordinate the notification and inspection with your local authority.

How long is your workmanship guarantee? All workmanship on a re-roof is guaranteed in writing. Manufacturer warranties on tiles and membrane (typically 30–40 years) are registered in your name at completion.

Do you offer emergency cover while I'm deciding on a re-roof?Yes, same-day where possible, otherwise next-day emergency make-safe. If you proceed with the re-roof afterwards, the make-safe cost is credited against your quote.

All Services

### New Roof Installations
A new roof installation is a complete pitched-roof system fitted to a new build, extension, dormer, garage conversion, or a property being fully re-covered. It includes the timber structure where required, breathable membrane, counter-battens and battens, insulation upgrades, ridge and hip system, verge detailing, valleys, lead flashings, ventilation, and the final tile or slate covering.

### Roof Repairs
A roof repair addresses a localised failure: slipped or missing tiles, a leaking valley, a failed lead flashing, cracked cement ridge bedding, blocked or split gutters, damaged verges, or a failed skylight seal. The work is targeted, we don't quote for a re-roof when a repair will genuinely last another 15 years.

### Chimney Repairs
Chimney repair work covers everything above the roof line: brick repointing or rebuilds, replacement of cracked flaunching (the mortar cap around the pot), pot replacement, cowl fitting, lead flashing renewal, and where the stack is compromised, a full below-roofline rebuild. Each is a distinct fix, we identify which of them your chimney actually needs.
